room in condo for rent

Hi im curious as to how much rent to charge for a room in a brand new condo right beside square one mall in sauga. I just bought the place, and need a roomate to help offset some costs. The condo is obviously perfect (being built right now) and will be ready for the end of the year.

How much would you guys pay to live in a shared accomodation in a brand new condo?

23rd floor
south exposure
right beside square 1
your own bedroom AND your own full bathroom
great hardwood finish and stainless steel appliances

i have a few friends who own condos in that area. they rent out the entire place for 11-1200, so considering someone will just be getting a room and a bathroom, while the owner still lives there, you may get around 500

That condo is suppose to be wicked, u dont need to leave that condo everything is there, ie shopping..gym. I'd say 11-1200 is good.

The best way to judge what to charge is see what other people are advertising rent for in your area. You can talk about rates and what you would like to charge all day long, but if your rate is more then what others want, your not going to rent it out at all.

On a seperate note, keep me informed on how things go, I may be intrested in a place later on this year and your set-up sounds good

thanks for the input guys...
theres a nice balcony for the smokers, but no smoking in the house... for obvious reasons.. im a smoker too but don't wanna wreck up my new place...

rooms for rent in this area are newhere from 400 - 700.. but those are for rooms in a basement or in a house/townhouse. this place is supposed to be super nice, so im hoping to get around 600 atleast.. since it's almost like your own place.

anyhow thanks guys, i guess 600 or so is where im thinking of going. mortgage plus condo fees plus property tax is gonna be about 1500/month..

the funny thing is, the city gate condos are renting out the full unit (2 br/2 bath) for 1600+

too bad i cant live at home and rent the whole place out..

i get $500/rm easy a month in a 3 bedroom condo in Oakville
older building, very few ammenities, but a good sized room...

$600 w/o parking is prob close to what you can expect in that area..
even if the room's prob like a shoe box

take the condo and mortgage fees and everything else for the month divide by 2 and add 5% to that ... presto you have how much to charge...
