MOVING OUT (pleases read me, need help)

Ok so me and my odd life have taken a new turn.

I am moving out of the family house!

As many of you know i was working from my house with my dad and living whit him as well but our relationship has come to a point where we can't keep up the current state of life

Here is the thing i need to get a place to move to and a job IMEDITALY and i am hoping that someone on one of the forums i frequent may be able to help.

I am a very qualified HIGHLY experienced web developer and graphic designer and have tones of refrences and online information on my past employment. I am willing to take ANY position in any area that I may be of help. I will be taking a job in a factory moving boxes around a warehouse for now and living with my mom until I can find a good place to live and I hope for this time to be short.

If any of you have a room for rent or know of a apartment for a reasonable price i would really appreciate any information on price and location and any contact information that may be avalible.

I know that this is about as off topic as it gets and that this is kinda a stab in the dark but alot of great people are on these boards and I find that the more I have given to the members of these sites the more I have recived from them.

Man, I know how you feel. I've been away since I was 17 when I went to U of Waterloo, and when I came back after school at 21, I got booted out. **** all that. I'm 22 now (as of Dec 17th) and I bought a house, and got it on Dec 20. Best place for a quick job is a temp agency. It's good while you find a position in your skill set. Best of luck to you man...like I said, temp agency is your best bet.

Worked for 2 months, saved some money, found an agent, picked out a house, placed an offer, offer accepted, put a deposit with the agent, got a lawyer, got a mortgage, closed the deal, got the keys...pretty simple, yeah? The key is having a good agent who'll call you immediately as soon as something comes on the market. Cuz I bought this house the same day it listed and I had to pay more for it than the actual asking price to make sure I outbid everyone else who wanted to get the house. There were 6 offers that first day, mine was the highest. Realestate is where it's at, but you gotta be one charming ****...talk is everything, if you can get ppl on your side and make business connections with ppl, then you are in the right business. Having capital helps, but the reason I'm doing this is exactly that...I don't have much capital and it's the safest investment you can leverage. Plus, with the low low rates now....ppl would be stupid not to buy houses now. So if you don't have capital and aren't afraid to get dirty...you can do a little somethin-somethin for yourself.

How'd you get a down payment in 2 months? You need at least 10% min and thats carrying a huge mortgage. Any house these days is 200 grand min. What do you do hehe?

Yeah Im interested in holding real estate for commercial and rental use. And I want a lil place of my own first.

First of all, PULOVR, these are free bumps...plus sharing info that's relevant to the kind of ppl that would visit torontocivics...a younger crowd that may want to do this. And it is random chit-chat, so it belongs. Since the question was asked here, I'm gonna answer it, there is no sense in starting a new thread just for this...On top of that, MartinGouda is moving out, so perhaps he too may be interested in real estate.

Promoking, you need 5% for your first house that you will live in. If you tell them it's an investment, you could get screwed. Just change your drivers license addy to the new location, and you officially live there. Also, when getting house insurance, always say it's for residential. It also helps not being married, since it complicates things. Now, because of CMHC regulations, it's best to have 10% down...this is what I did. I put 10% down in order to lower my CMHC mortgage insurance. Also always get a variable open mortgage. This way, when you sell the house you won't get hit with bank penalties. And variable rates are lower than fixed, and since you're not keeping the house for too long, the rate won't fluctuate much. The key is to turn around and sell as fast as possible, because every day you hang onto the house, it's costing you money. Do residential first, then commercial later...incorporate yourself when you do commercial property, else it will be really tough to deal with the banks and lawyers. I don't make a lot of money, I'm a Tech Writer... let's just say I make...not enough to buy a new M3 after a full year of work (gross income).

promoking fusion and i bought our first place when i was 22, now fusion and i just bought our second house and we are going to move around end of march..real eastate is a very good investment. try to invest in rrsp that is also one thing you can use for down payment for a new place w/o being taxed out by the government, for new owners you can actually just put down 5%

Ok, here is a question...RRSPs taken to buy realestate...is the realestate taxed as an RRSP once you sell it? Because there is not way the gov't would let you get away tax free... they gotta hit you up one way or another. Also, don't rent the property...else you pay capital gains tax once you sell, and don't own more than one property at a time, since that's considered under capital gains tax too...so close to 50% of your profit will get taxed away under capital gains tax. :cry: So to start off, buy and sell one at a time.

About the RRSP question. You have to pay back your RRSPs. Once you pay it back, it is just like your other RRSPs and it will be taxed when you really need it (i.e. after you retire). That is how the government eventually gets your tax money.

Also you can only take out a maximum of $20,000 of your RRSPs. I believe you can take up to 20 years to pay it back and of course it is interest free (it is your money after all). The thing is if you use your RRSPs to buy a place, you are not making interest on it that you would if you left it in the "financial institution" (not necessarily a bank these days). Which is better, to take out or leave in? It depends on your situation.

I am no expert but I believe this is how it works. If this is wrong please comment. I would like to know as well.
