if it's coming from where the axle enters the transmission then it could be the seal
if it's coming from the cv boot and it's thick like grease, then you need a new boot, and possible axle if its been damaged

I have the same problem. How hard is it to replace that seal??? Simply pull out the axle shaft and just grab the seal???

ya you can pull out the seal with a flathead
but when you put the new one in you have to make sure it goes in flush
