I have 17 inch rims with 205/40/17's with a 40 offset and they are fine there is no rubbing at all and my car is lowered........my quetion is, i am going to be buying a set of rims that are 17 with 205/40/17 tires but the offset is 45! will this be a major problem for me? will they rub? and if so i hear u can use washers what is that all about??

since the offset is more positive it will move the wheel towards the inside of the wheel well by approximately 5 mm (0.5 cm)
This could cause rubbing if you currently have close tolerances.
washers would more the wheel back towards the outside of the wheel well and could be used to remove the offset difference but I suggest wheel spacers

I do NOT recommend using washers to correct offset, and YES 45 offset will likely rub on the inside of the wheel well... unless it's a 7.5 inch rim in which case it will rub both inside and outside. This is not a smart move.
If you do use spacers, at least get some extended wheel studs.
